Lawns in a Master-Planned Community
Hydroseeding in Highlands Ranch reflects the way the community was built. The Mission Viejo Company bought the land in 1978 to create a planned suburb, sold large parcels to builders, and laid out a snaking green belt of undeveloped land for recreation. The first homes went up in 1981 near South Broadway. As a result, neighborhoods range from early-1980s yards with tired turf to newer homes, and many lots have a green belt or park on one side.
Renovating older lawns
Lawns from the 1980s and 1990s have often been through decades of drought restrictions, compacted soil and tree root competition. When the turf is thin but alive, we aerate, top-dress where needed and overseed. When it is mostly gone, we strip it, reshape the grade so runoff heads away from the foundation, and hydroseed a new lawn.
Green belt edges
Where a yard meets the green belt, a low-water native grass edge can blend with the open land and reduce the area that needs sprinklers. We spray the native mix and the turf mix from separate tanks in the same visit.
Ranch history and dryland ground
Before suburbs, this was ranch and farm country. Samuel Long, an early owner of the property where the Highlands Ranch Mansion now stands, was known as an innovator in dryland farming techniques, and John Springer later built it into a 10,000-acre ranch. Dryland roots mean the native soil was never irrigated heavily. New lawns here do best when the topsoil is loosened deeply and the first waterings are frequent and light.
The Chatfield side
Highlands Ranch borders Chatfield State Park on the west, a park created around Chatfield Dam after the 1965 flood. Lots on the west side can have more exposed slopes. For those, we use straw blankets or a bonded fiber matrix to keep seed and soil in place until roots take hold.

Highlands Ranch Questions
My Highlands Ranch lawn dates to the 1980s. Is overseeding enough?
If more than half of the grass is healthy, aeration and overseeding is usually enough. Mostly bare yards are better stripped, regraded and hydroseeded.
Can I use native grass where my yard meets the green belt?
Yes. A native mix on the back edge blends with the green belt and cuts down on irrigated area.
How should a new hydroseed lawn be watered in Highlands Ranch?
Light, frequent waterings until seedlings are established, then deeper and less often. We give you a written schedule for your site.
My west-side lot has a steep bank. What holds it?
Hydroseed alone will not hold a steep Highlands Ranch bank, so we cover it with a rolled blanket or spray bonded fiber matrix over the seed.
