Fix the Ground, Then Grow the Grass
Yard grading and soil amendment set the ground a new Denver lawn has to live on, and that ground matters more than the seed. Grass seed can only do so much on compacted subsoil that slopes toward the foundation. We regrade yards, bring in topsoil and compost, build drainage swales and prepare a firm, even seedbed for hydroseeding or sod. If a drainage repair needs a trench dug or soil excavated, the grading crew takes care of that as well.
Why grade matters so much here
The Colorado Geological Survey calls expansive or swelling soil Colorado's most significant geologic hazard. Clays like bentonite and montmorillonite underlie many populated parts of the state and can expand by 10 percent or more when wet. The survey lists poor surface drainage and plantings beside foundations that let irrigation water into the soil among the landscaping mistakes that make damage worse. CSU Extension's lawn seeding guidance says the same thing from the lawn side: make grade adjustments to direct drainage away from building foundations before you seed. A new lawn means new irrigation, so the grade has to be right first.
Builder grade and real topsoil
On many new-construction lots, what is on the surface is subsoil from the foundation dig, compacted by equipment. It may be clay-rich and low in organic matter. Plains soils like the USDA's Ascalon series also carry lime a foot or two down, where the soil turns moderately alkaline, and grading can bring that layer to the surface. CSU recommends loosening the top 12 inches and working compost, decomposed manure or peat into the top six to eight inches, guided by a soil test. Where the existing soil is poor, we bring in screened topsoil.
What we grade
- Lawn areas: rough grade, then fine grade to a smooth, firm seedbed.
- Foundation slope: ground shaped to fall away from the house.
- Swales: shallow channels that carry water around the house and off the lot.
- Low spots: filled and compacted so water stops ponding in the lawn.
- Downspout and drain lines: trenching for buried downspout extensions or drain pipe where surface grading alone will not do it.
Dirt work for larger sites
Beyond single yards, our land grading covers lots, pads and acreages that need shaping before seeding, including topsoil respread on construction sites. Larger grading changes can trigger permit requirements in Denver, such as a construction plan and drainage report when disturbance exceeds half an acre, so we will ask what permits are in place before we start.

Screened topsoil placed where the existing soil is too poor to seed.
Compost incorporation
Organic matter tilled into the top several inches of the seedbed.
Drainage swales
Shallow channels shaped to move water around the house.

Yard Grading & Soil Amendment Questions
How much slope should my yard have away from the house?
The ground should fall away from the foundation so water cannot pond against it. Builders and local codes set specific numbers, and we check the grade on our site visit.
Do I need new topsoil for a new lawn?
Not always. If the existing soil is workable, compost tilled in may be enough. If the surface is compacted subsoil or construction fill, topsoil gives the grass a much better start.
Can you fix a yard that floods?
Usually, with regrading, swales and sometimes buried drain lines. We start by finding where the water comes from.
Do you seed after grading?
Yes. Grading and hydroseeding together is most of our residential work.
