Old Thornton and New Thornton
Hydroseeding in Thornton falls into two very different kinds of work. The city was farmland until 1953, when Sam Hoffman laid out the first fully planned community in Adams County about seven miles north of Denver. By the end of 1955 there were more than 1,200 homes. Those early streets near Washington Street now have mature trees and lawns that have been mowed and watered for decades. Meanwhile, the north end of the city along E-470 and State Highway 7 keeps adding new subdivisions on bare former farm ground.
Renovating mid-century lawns
In the older south end, most owners do not need a brand new lawn. Shade from big trees, compacted soil and years of wear thin the grass. We suggest core aeration, a light topsoil or compost top-dress and overseeding with a mix suited to partial shade. Where a yard is mostly weeds or bare dirt, we regrade and hydroseed the whole area instead.
New homes in the north
New construction on the north side usually comes with thin topsoil over compacted fill. We check grade, fix drainage toward the street, add topsoil where it is missing and then hydroseed. Builders working in these phases also need silt fence along lot lines and inlet protection on new streets until the lawns are established.
Parks and open space
Thornton has 81 city parks and nearly 2,000 acres of parks and open space, along with more than 80 miles of trails. Homes and commercial sites that back onto those areas often benefit from a native grass edge that blends in and needs less water than turf.
Water to think about
Thornton gets part of its water from Standley Lake, which also supplies Westminster and Northglenn. Picking a grass mix and irrigation plan that fit the yard is part of our estimate, so a new hydroseed lawn uses water where it does the most good.

Thornton Questions
My south Thornton lawn is thin under big trees. Do I need a full redo?
Usually not. Aeration and overseeding with a shade-tolerant mix is often enough. We recommend a full hydroseed only when most of the yard is bare or weeds.
My new home in north Thornton came with a dirt yard. Where do we start?
We check grading and drainage first, add topsoil where it is thin, then hydroseed and go over watering with you.
Can you install silt fence for a Thornton builder phase?
Yes. We install silt fence along lot lines and inlet protection on new streets, and remove them after the lots are stabilized.
Is native grass a good fit near Thornton's trails?
It can be. A native strip blends with open space and uses less water, while turf stays near the house.
